<title>加拿大房屋交易挂牌量齐降 房价下滑减速</title>
<content:encoded><![CDATA[<p><em>Posting by beebo, Thursday, October 16, 2008, 10:35:</em></p><p><p>【多伦多信息港】(记者彭琳报道)：周三，加拿大地产协会(Canadian Real Estate Association)称，加拿大第三季度房屋交易量、挂盘量齐降，标志着房价下滑的开始减速。</p>
<p>该季度，加拿大主要市场房屋交易量仅有7.6391万所，比去年同期降10.7%。其中降幅最大的是温哥华，高达43.2%；维多利亚为16.6%。</p>
<p>另外，全加平均房价年降4.9%，至31.9969万元。主要城市中温哥华降幅最大，达到8%至53.5598万元。</p>
<p>道明银行(TD Bank)副首席经济师Craig Alexander表示，随着房价的不断攀升，特别是加拿大西部，一般市民很难负担，所以房价下跌是不可避免的。“很多年来加拿大一直是卖方的市场，而如今呈现的是一个更为平衡的房产市场。”</p>
<p>满地可银行资本市场(BMO Capital Markets)经济师Doug Porter称，新房挂牌量的下降有助于缓解房价的下降趋势。他还指出，温哥华房市对全国有着重要的影响。“当全国最贵的市场房屋上市量变小的时候，就意味着全国平均房屋售价的降低。”</p>
<p>第三季度，加拿大房屋挂牌量下降至14.6637万所，比该年第二季度低3.3%，但年升仍然超过6.5%。随着油价的大跌，埃德蒙顿(Edmonton)和卡尔加里(Calgary)新房上市量创最大跌幅，分别年降19.8%和11.7%，房价分别下跌5.6%和6.0%。</p>
<p>Alexander指出，加拿大享受西部带动的5年房市繁荣期已经结束了。虽然加拿大房产市场会进一步冷却，但是不会遭受美国式的房价崩盘。“这对加拿大只是一个循环现象，当2009年末至2010年经济有所发展时全国会再次出现房市高潮。”</p>
